In conjunction with the Residents Committee and the existing ResidenSea staff, assisted in developing the budget process for operational costs and maintenance fees for year 2004.

Working with the Rental Subcommittee, developed a new rental program. While this program was being developed, insured that an interim rental plan remained in place until the new plan became operational.

Took the lead in the preparation of the contracts necessary to execute new purchases of apartments and studios. This effort required close coordination with the ResidenSea office and legal staff along with members of the Negotiating Committee and the legal advisor.

Conducted an evaluation of the ResidenSea operations in Miami with the Vice Chairman of the Residents Committee. This evaluation considered the effectiveness of the current organization, the potential for elimination and/or the outsourcing of activities.

Jim St. John was ultimately asked to become President of ResidenSea and manage the organization on behalf of the Residents where he served successfully for over five years.
